Renters evicted as landlords act before law changes – BBC Newsnight
UK government figures released today show the number of households in temporary accommodation in England was over 105,000 at the end of March – the highest figure since records began in 1998.
The housing charity Shelter says that record numbers of people in private rented accommodation are becoming homeless in England.
That’s partly as a result of a clause in the Housing Act – Section 21 – which gives landlords in England the power to evict a tenant with two months notice without having to give a reason.
The Government wants to end this and has committed to change the law, but the Bill didn’t make it through Parliament before the summer recess.

US hits ‘dozens’ of Iranian sites in strikes, as Iran targets US bases in region | BBC News
The US said it has hit “dozens” of Iranian military targets in overnight attacks, in response to Iran hitting commercial ships in the Strait of Hormuz.
The military said it struck “air-defense systems, coastal radar sites, missile and drone capabilities, and small boats”, using aircraft, ships, and drones – including “one-way attack sea drones for the first time”.
“The Strait of Hormuz is a vital maritime corridor for global trade,” the US military said. “Iran does not control it”.
In response, Iran said it targeted US bases in Jordan, Bahrain, and Kuwait and also radar systems in Oman.

Trump demands 20% toll on cargos passing through strait of Hormuz | BBC News
President Donald Trump has said the US is reinstating a naval blockade of Iranian ports and will impose a 20% charge on all cargo shipped through the Strait of Hormuz following days of escalating strikes between the two countries.
He said this would stop “Iran’s ships or customers” from entering or leaving the key oil shipping route, but “all other countries will have fair and open use of the Strait”.
Iran’s foreign minister later said whoever provides safe passage “should be compensated for this service”, but Iran would remain the strait’s “GUARDIAN” – using Trump’s word.
Tehran and Washington clashed over the strait’s control after exchanging strikes in the region overnight and on Monday.
The US said it carried out strikes against military targets in Iran, targeting air defence systems, coastal radars, and missile and drone sites. Iran said it responded by striking US military bases in Kuwait, Jordan and Bahrain, and radars in Oman.

New explosions near Iranian port cities, says state media | BBC News
Explosions have been heard near two Iranian port cities, Bandar Abbas and Bushehr, state media has reported.
It comes after another night of strikes between the US and Iran, with Iran’s Islamic Revolutionary Guard Corps saying it hit two UAE tankers in the Strait of Hormuz and targeted US facilities in Jordan and Bahrain.
The UAE called the attack “brazen”, adding that an Indian crew member was killed and eight others were injured.
Meanwhile, the US military says it completed strikes on targets aimed at degrading “Iran’s ability to attack commercial shipping” – Iranian state media reports three people were killed.

US launches more strikes on Iran and resumes naval blockade of ports | BBC News
The US military said it was carrying out a new wave of strikes on targets in Iran. It said the aim of the attacks was to degrade Iran’s ability to attack shipping in the strait of Hormuz. It came ass the US Navy resumed its blockade of Iran’s ports.
Iran said that control of the strait of Hormuz was required for its national security and it will exercise sovereignty over the key shipping lane, whatever the cost.
President Trump announced that he was scrapping a plan he had announced a day earlier, for placing a 20% toll or tariff on all cargos passing through the strait of Hormuz.

In India, rental income is just fraction of monthly mortgage payment, generally just 40% or less of the monthly payment, the rest paid from landlord pocket. The idea is monthly payment is not expense its paying off for your asesst. So saying rent should be above mortgage payment is wrong and obsure. If rent control is their, only people with deep pocket and dont want to invest in risky investment will be landlords and get rich quick people leave the field for good. Also in such case, law should be landlord friendly like easy eviction process, lesser propert tax etc

We sold our last Buy-to-let property yesterday. We were in the letting market for 23 years. We were professional landlords with great tenants. The charity 'Shelter' were instrumental in our decision to exit this area of business. Shame on them.

all this legislation is going to do nothing but make rent less affordable for tenants and more risky for landlords. Eliminate no fault evictions, eliminate rent control. You can have no durable society without protections for private property ownership.

Mortgage rises which a landlord has to find has to be passes on to the end user. The landlord is there to made a living not as a charity to provide cheap high quality accommodation.
Government legislation with new EPC standards is coming in soon so landlords are obliged to conform and make properties at least EPC "C" rated.
I know a landlady that has just spent £2k+ in getting a property up to this new EPC standard. The property suffered from Black mould, why? Because the tenants that had been there nearly 10 years NEVER ventilated the house and dried all their washing on the radiators . Before that she NEVER had a problem with black mould in that property .
That was just ONE property
People are moaning and griping about renting , but you can get a mortgage for about the same cost . Why not buy then? £650 a month rent or the same on a mortgage ? its a no brainer to me ! .
£10K can be saved for a deposit fairly easily especially if there are 2 of you and you don't get the latest of everything and have everything on a contract (phones/netfilx etc) .

I have a section 21, My landlord has given them to ALL his tenants and there are many of us and he is selling up and getting out. So that is a significant amount of families all looking for the same size rentable properties in the same area at the same time and rents are going sky high, many have moved north away from their families, jobs and support to an unknown future. This country's housing is a mess.

I understand renters think capping will protect them while renting. It won't. I'm sorry but the landlord will just end the lease after the expiration date and not renew. Then re-rent for a higher price after the current tenant exits. I understand young people might not know this but if you're renting a space it is up to you to educate yourself on such items. You're borrowing for an allotted time. Landlord want to preserve a profit line. They know it needs to be affordable for renters and keep them above water. If they don't make money they won't rent the property and sell it off which cause rent to increase because of a housing shortage. Government thinks they help a lot of time when it comes to affecting rent when they really hurt renters.

The thing about negotiations is that taking a hard position often means terminating the agreement.
On the 12% increase, I wouldn't have gone in with a firm no. I would've countered with a step-wise offer: I can meet you on the 12% increase if you can do a 5% increase for the first month, 8% on month 2, 10% on month 3, and then 12% on month 4 and forward, no backpay, so I have time to work the additional cost into my monthly budget. If the backpay is of serious concern to the landlord, I'd agree to pay it on the remaining months of the lease if they can just show me on paper that they're already in the red ahead of a new lease term.

The vast majority of landlords are struggling due to interest rate hikes on their mortgages which then gets passed on to the tenant. Yes, there are some that try and take advantage of tenants but most smaller landlords are struggling themselves. It's a vicious cycle. The issue is with interest rates on mortgages. After the fixed period, it reverts to variable rates that are in-line with the market which will usually be higher than the fixed rates at the start of the mortgage.

For newbies, be aware that this is a grossly oversimplified scenario. For one thing, you can't get a mortgage on an investment property without at least 25% down payment. Two, it's easy to see comps for house purchase prices, but it takes a lot of research to understand the comps on rent prices. The trick is to find a place where renting is more expensive than buying, but those places are less common because of this very type of scenario. Three, you have to remember that rent number he's using is supposed to be net income, not gross. So you have to think about costs for taxes, insurance, maintenance and vacancy when you're researching investments. All that said, real estate investing is a good tool for wealth accumulation. But it isn't foolproof.

Landlords like to llay the "big I am" and profit from renting out their properties. My experience with private renting is negative. My landlord refused to install central heating. The place was damp and mould was rife as i couldn't significantly heat the property. Luckily he keased the property to the local council and i rented feom then directly. They had to enforce gim to install the hesting or i would have been evicted. He always pushed the limits. Horrible man.
If you can't do the right thing and work within the law, don't properties to let.
If it wasn't for the loval council and their standards of what properties shoild include the little imbocile would have got away with not inetalling central heating for longer. I hated that landlord. He was a tosser. Loving it up in France while abusing the rent money i paid because he couldn't be bothered to comply with housing standards until forced.
