The $250,000 home sale exemption has been frozen since 1997. Half its real value is gone… here are the 5 moves that protect your equity anyway.
Quick math nobody ran for you.
In 1997, Congress made the first $250,000 of profit on your home sale tax free. $500,000 married. The median house cost $129,000 back then… so the exemption covered the whole thing twice.
The median house is over $400,000 now. The exemption never moved. In real purchasing power, that’s 52 percent of the protection… gone. Nobody voted on it. Nobody had to.
So this video is the defense. Five moves:
Run your number. Most people are taxed on way less than they think… or way more. By “run your number” I mean three lines of arithmetic. It’s in the video. Takes five minutes.
Build the improvement file. Every documented roof, kitchen, and A/C receipt raises your cost basis and shrinks the taxable gain, dollar for dollar.
Learn the timing rules. Filing status can double your protection… and there’s a two year deadline for surviving spouses that almost nobody mentions.
Don’t break the two of five year clock. This is the one that quietly zeroes out the entire exemption.
Understand the step-up in basis… the one number in this story that still adjusts for inflation, and what it means for your estate planning and retirement income.
If you own a home, your equity is the asset… and this is asset protection you can do with a folder and a weekend.
