📊 Supply is shifting:
About 23,200 homes are on the market—up 28% from last year.

However, cancellations have taken thousands of homes off the table, giving sellers slightly less competition (for now).

🏡 Buyer demand is growing:
Contracts signed in August rose 9% year-over-year.
Mortgage rates in the mid-6s are giving buyers more comfort, and closed sales are up as well.

📊 Key Highlights:

Active listings: Up 28% year over year, but dipped slightly in August

Buyers are back: Contracts signed in August were up 9% vs last year

Prices under pressure: Average $/SF down 2.7% from 2024

Affordability improved by 5% in real terms
