    Mr Beadle is correct, the days of 2% mortgage rates are finished. Landlords are screwed with new laws. Government are interfering too much with the market and labour are a dreadful prospect.

    Since the advent of our national debt in 1694 the bank base rate has averaged 4%. This is reversion to mean.
    The period 1972-1993 had unusually high rates and 2007-2023 unusually low.
    My mortgage is fixed at under 3% for the next three years.
    Inflation is 9%. Debt is still cheap.
